An American-Italian-Armenian consortium plans to build and operate a US$60 million cultural and recreation center near Yerevan.

Обязанности

1. Fundraising and Capital Management

  • Developing a Fundraising Strategy: Crafting a detailed financial plan to attract international private and institutional investors like the World Bank and the EIB.
  • Investor Relations: Building and maintaining relationships with investors, lenders, and financial institutions. Communicating the project's vision, financial health, and progress effectively.
  • Negotiating Financing Terms: Ensuring favorable terms for loans and investments to minimize costs and risks associated with raising capital.

2. Financial Planning and Analysis

  • Budgeting: Creating and managing the budget for the construction and operation of the recreation center. Ensuring that funds are allocated efficiently and effectively.
  • Forecasting: Developing financial forecasts to predict future revenue, expenses, and cash flow. Adjusting plans based on financial performance and market conditions.
  • Financial Modeling: Building financial models to evaluate the project's viability and support decision-making processes.

3. Accounting and Reporting

  • Financial Reporting: Preparing accurate financial statements and reports for stakeholders, including investors, board members, and regulatory bodies.
  • Compliance: Ensuring compliance with all financial regulations and standards. Overseeing audits and working with external auditors to validate financial statements.
  • Internal Controls: Implementing and monitoring internal controls to safeguard assets and ensure the integrity of financial reporting.

4. Risk Management

  • Identifying Risks: Identifying financial risks related to the project, including market risks, operational risks, and funding risks.
  • Mitigation Strategies: Developing strategies to mitigate identified risks, such as diversifying funding sources or implementing cost controls.
  • Insurance Management: Ensuring appropriate insurance coverage to protect against potential liabilities and losses.

5. Strategic Leadership

  • Strategic Planning: Participating in strategic planning to align financial goals with the overall vision of the recreation center.
  • Decision Support: Providing financial insights and analysis to support strategic decisions by the executive team.
  • Resource Allocation: Ensuring optimal allocation of resources to maximize return on investment and achieve strategic objectives.

6. Operational Efficiency

  • Cost Management: Monitoring and controlling costs to ensure the project stays within budget. Identifying opportunities for cost savings and efficiency improvements.
  • Vendor Management: Negotiating contracts with suppliers and contractors to ensure cost-effective procurement of goods and services.
  • Performance Measurement: Establishing key performance indicators (KPIs) to measure and track financial and operational performance.

7. Communication and Collaboration

  • Stakeholder Communication: Effectively communicating financial information and project updates to stakeholders, including investors, board members, and staff.
  • Team Leadership: Leading and managing the finance team, fostering a collaborative environment, and ensuring high performance.
  • Cross-functional Collaboration: Working closely with other departments (e.g., operations, marketing, legal) to ensure financial considerations are integrated into all aspects of the project.

8. Technology and Innovation

  • Financial Systems: Implementing and maintaining financial systems and software to support accurate and efficient financial management.
  • Data Analytics: Utilizing data analytics to gain insights and drive informed financial decisions.
  • Innovation: Identifying and leveraging new technologies and financial practices to improve financial management and project outcomes.

Требования

Educational Qualifications

  1. Bachelor’s Degree:

    • A bachelor’s degree in finance, accounting, economics, business administration, or a related field is essential.
  2. Advanced Degree:

    • A Master’s in Business Administration (MBA), Master’s in Finance, or a related advanced degree is highly preferred.

Professional Certifications

1. A CPA certification is highly valued.

2. A CMA and/or CFA certification is advantageous.

Experience

  1. Extensive Financial Experience:

    • At least 10-15 years of experience in finance, including roles such as financial analyst, financial controller, or finance director. This should include experience in managing large budgets and complex financial operations.
  2. Leadership Experience:

    • Proven leadership experience, preferably in a senior financial role such as CFO, VP of Finance, or similar, demonstrating the ability to lead and develop a finance team.
  3. Fundraising Experience:

    • Experience in raising significant capital, negotiating with investors, and managing relationships with financial stakeholders.
  4. Industry-Specific Experience:

    • Experience in the recreation, construction, or tourism sector is beneficial.

Skills

  1. Strategic Planning:

    • Strong skills in strategic planning and execution, including the ability to develop long-term financial strategies aligned with organizational goals.
  2. Financial Analysis:

    • Advanced skills in financial analysis, budgeting, forecasting, and financial modeling. Ability to analyze complex financial data and provide actionable insights.
  3. Risk Management:

    • Proficiency in identifying financial risks and developing mitigation strategies. Knowledge of risk management principles and practices.
  4. Communication:

    • Excellent communication skills, both verbal and written, to effectively convey financial information to non-financial stakeholders and build strong relationships with investors and partners.
  5. Technological Proficiency:

    • Familiarity with financial software, enterprise resource planning (ERP) systems, and data analytics tools. Ability to leverage technology to improve financial processes and decision-making.
